Now is the time of year where we begin thinking about our goals for 2013 (can you believe it?).  That process really should start with an in depth review of this year’s performance.  What did you execute brilliantly?  Where is there room for improvement?  The definition of insanity is to continue doing the same things and expect a different result.  So, you should evaluate each activity where you invested time, money or both, and assess the pay off.  How much duty did you take?  How many sales/listings were a direct result of that?  The same for open house.  You get the idea.  If it’s not working, then either you need to change your approach, or stop doing it and try something else.  Start by identifying your top 3 or 4 sources of business, and make sure you’re investing a healthy amount of energy into developing those sources.  At Retreat, we’re going to take a look at what business sources were the most productive this year, and where we’re seeing the most growth.

Additionally, it’s a great time to do a review of your expired listings and released contracts.  Are there patterns?  Identifying the source of the problem (not getting price reductions early enough, not being strong enough on condition; short sales, allowing buyers to use unknown lenders, not getting pre-listing appraisals and home inspections) is the first step to fixing it.  Once you’ve diagnosed the issue, you can get to work figuring out what you need to tweak in your presentations and systems to insure a better year next year.  Reducing the number of expired listings and released sales is a great goal…more money and less stress!!
