Visual Social Media in 2013

One of the biggest shifts we are seeing online is a move from social media to visual social media.  With sites like Pinterest, Instagram and YouTube gaining ground everyday, our culture is gravitating toward a more fast paced, visual, way of sharing information.  Yes, content is still king.  However, we need to start making our content more visually appealing.

A recent article by social media consultant and founder of Socially Sorted, Donna Moritz, gave us some fascinating  facts about visual media and ways to engage in 2013.

Did you know…?

- Facebook photos generate 53% more likes than the average post.

- Pinterest is now the 4th largest driver of traffic worldwide.

- Instagram passed up Twitter in August of this year for daily active mobile users.  An 8 fold increase in 6 months!

- YouTube passed 4 billion video views daily.

Start small.  If Facebook is part of your online marketing strategy, make sure you are using photos and images.  Make it a goal to begin to use Pinterest or Instagram this year.  If all of this has you feeling a little overwhelmed, pick one form of social media and master it visually before you move on to something else.  There is no question that having an online presence is a must, but we must be smart in staying with the market trends.

6 Profile Mistakes You Can’t Afford

These couple of “quiet” days in the office in between Christmas and New Year’s Eve should be used to get yourself organized and ready to go for 2013.  One way to really put this time to good use is to update all of your online profiles.  It sounds like a simple, trivial task…but trust me, it is so important!  Is Facebook, Twitter, Pinterest, YouTube, Tumbler, Instagram, etc. part of your online marketing strategy?  Make sure you aren’t making these 6 common profile mistakes:

1. Outdated or Inaccurate Information - Do you have a new photo?  Have you started a blog?  Or changed companies?   Make sure all of your info is correct.

2.  Too Generic – Make sure you are setting yourself apart from your competition.  Use specific geographic tags, talk about areas you specialize in, include client testimonials.

3.  Cut the Fluff – Don’t use phrases like “#1 Agent in the City”.  Instead, use statistics to prove why you’re the best.  For example “85 % of my listings in 2012 sold in less than 15 days”.

4.  Lacking the Basics – This may sound like a no brainier, but there are tons of agents out there who don’t list their web address on their Facebook Business Page, or are missing contact information on their blog.  Make sure all of the basics are covered…everywhere.

5.  Not Responding to Leads – This may also sound like a no brainier, but make sure you are responding to and interacting with people, even when they aren’t asking a specific question about a specific property.

6.  Not Having an Online Presence – If you aren’t present online, you are missing a HUGE opportunity to be found.  Start basic.  Facebook is a great tool for beginners ..then work your way up to other platforms like YouTube, Word Press and Instagram.

New Model Home in Monticello Woods

The Monticello Woods Site Team took a field trip to the new model home last month, to get a tour of “work in progress” by the builder, Doug Harbin of Wayne Harbin Builder, Inc.  It was a great opportunity for Doug to demonstrate all of the energy efficient features of the home before sheetrock was installed.  The new model is a Savannah – a 3 bedroom one story with an open floor plan and a bonus room above the garage…all for only $475,000.  We’re shooting for a grand opening on Valentine’s Day, 2013…*if* it doesn’t sell before it’s completed!

Monticello Woods is centrally located just off the Monticello corridor, in the heart of town and one of the most desirable locations in the County.  The neighborhood is just minutes to shopping and all conveniences, as well as the Mid County park complex (home to Kidsburg, walking trails and lighted athletic fields), the Williamsburg National Golf Course, and the Virginia Capitol Bike Trail.  The community, which borders historic Powhatan Creek, also features 50 acres of community property, including its own clubhouse and pool, hiking trails, and several ponds.

Party on the River at River’s Bend

A great time was had by all at the “Party on the River” at River’s Bend last Friday afternoon!  Gracious hosts Jeff and Missie Fisher built a bonfire on their riverfront lot, and took agents on boat rides to view the available lots on the Chickahominy River and Uncle’s Neck Creek.  Listing agents Deelyn Neilson and Susan Krancer served adult beverages and h’ors doeuvres by the Culinary Connection.  Agents also toured Ron Curtis’ beautiful creekfront spec home, offered at $1,200,000.  Check out available lots (and spectacular views!) and preferred builders at lizmoorewaterfront.com – and don’t forget to watch the video!
